created on the north side of Cherry
Street, so we felt that the major
portion of people using bikeway
traffic would be using the bikeway
path which traverses the Public
Service easement.

Mayer:

Fraker:

If there is a park here, there
should be access from Coal Creek
Ranch to access there. I want to
make the access as reasonable as
possible to a large City park.

We could put an access across that
outlot or the southerly portion of
our detention area.

Lathrop:

Fraker:

Some correspondence in the packet
has to do with the bikeway and the
outlot along the existing bikeway,
the width of it and who maintains
it. One of the comments was for a
25 ft. wide outlot, another for a 15
ft. wide outlot, and you have
provided a 10. Would you comment on
that and what it would or would not
do to your overall plan?

We have provided for a 10 ft. wide
outlot, which is adjacent to a 9 ft.
outlot which is in Coal Creek Ranch.
Our 10 ft. outlot will be planted
with deciduous trees. There will
also be rest stops, which will be
created along that area. This will
be owned and maintained by the
Homeowner's Association. The
current outlot in Coal Creek Ranch
has an 8 ft. wide bike path in it.
We were asked to create a corridor,
so we made a 10 ft. outlot. We have
Planning Commission's approval on
that corridor. The Meadows fences
have to be 10.5 ft. away from the
bike path. Coal Creek can go within
1/2 ft., so we are providing 10 ft.
more open space than what Coal Creek
does.

Lathrop:

My concern is the corridor effect.
That's about 1,450 ft. to Club Homes
in a straight line. It gets pretty

8
