Board of Adjustment <br />Meeting Minutes <br />February 15, 2017 <br />Page 2 of 10 <br />yard setback from a street and an increase in the maximum lot coverage from 20% to 26% to <br />allow an addition to an existing single family home and a new detached garage. <br />DeJong reviewed the procedures for the meeting, opened the public hearing, and stated there <br />are six criteria that must be met for the board to approve a variance request. DeJong then <br />stated copies of the criteria are located on the table next to entryway. He asked for verification <br />of proper public notice. <br />Ritchie verified the application to be heard this evening is complete, and was posted in City <br />Hall, Public Library, Recreation Center, and the Courts and Police Building. Ritchie verified the <br />application was mailed to surrounding property owners on January 27, 2017, published in the <br />Boulder Daily Camera on January 29, 2017, and the property was posted on posted on January <br />27, 2017. <br />Campbell moved and Meseck seconded a motion that all requirements have been satisfied and <br />the application submitted by the applicants has been properly filed. Motion passed by <br />unanimous voice vote. <br />DeJong asked if anyone at the hearing had any objections to the hearing procedures he had <br />described and asked if there were any other preliminary matters that needed to be taken care <br />of. None were heard. <br />DeJong stated that for the requested variance to be approved, four (4) of the five (5) votes <br />would need to be affirmative. <br />DeJong asked for disclosures from the board members for any site visits, ex parte <br />communications, and any conflicts of interest or required disclosures on the application. <br />Campbell did not visit the site, no ex parte contact, no conflict of interest. <br />Williams did a site visit, no ex parte contact, no conflict of interest. <br />DeJong did not visit the site, no ex parte contact, no conflict of interest. <br />Meseck did not visit the site, no ex parte contact, no conflict of interest. <br />Stuart did a site visit, no ex parte contact, no conflict of interest. <br />DeJong asked the applicants if they were ready to proceed with the hearing. <br />The applicants indicated they were ready to proceed with the hearing. <br />Zuccaro introduces Lisa Ritchie and Elizabeth Schettler, new staff members for the department. <br />Conflict of Interest and Disclosure: None. <br />Staff Report: <br />Ritchie reviewed the location of the property, noted the setbacks for the RE zone district and <br />summarized the proposal. <br />To encroach into the 30 feet setback from a street for an addition to the home that would have a <br />21'-4" setback and a new detached garage that would have a 3'0" setback. <br />
