<br />1. Prior to construction within public right of way, the owners shall
<br />submit engineering- drawings with appropriate construction notes
<br />indicating the water service connection and appurtenances, the fire line
<br />piping and appurtenances, the sanitary sewer construction and
<br />appurtenances, the storm sewer system on site and off site, drive
<br />ramps, street cuts, sidewalks, and any other public improvement to the
<br />public works department for review and approval.
<br />2. Sidewalk improvements shall be installed at the expense of the
<br />property owner pursuant to a master sidewalk plan for the CTC
<br />approved by the City.
<br />3. The property owner shall replace all existing curb, gutter, and
<br />pavement that has settled or is otherwise damaged, adjacent to the
<br />development. Curb, gutter, and pavement that needs to be removed
<br />and replaced will be marked by a City Inspector prior to beginning public
<br />improvements.
<br />4. Building permits shall not be issued for office occupancy in excess of
<br />square footage listed in the required parking calculations.
<br />5. The City will not be responsible for damage and restoration of any
<br />private improvements located within a public easement.
<br />6. No Certificates of Occupancy will be issued until construction
<br />acceptance is granted for the public improvements.
<br />7. Square footage represented on this submittal used to determine
<br />parking requirements is based upongross figures.
<br />Final parking requirements will be based on gross figures minus
<br />space allocated for stairwells, elevator shafts, hallways, exterior
<br />balconies, space occupied by hvac or other utility equipement, space
<br />devoted exclusively to storage space (excluding warehouse), and space
<br />devoted to offstreet parking or loading as per section 17.20.010 of the
<br />City of Louisville Zoning Ordinance effective 1996.
<br />8. The owner agrees to construct the future parking indicated on this
<br />site plan, including modifying a portion of the spaces into standard
<br />size parking spaces, or standard size \to compact size as determined
