Jorgensen: <br /> <br />The steeper area that you're <br />referring to in particular is lots 1 <br />- 9. Once this is overlotted, West <br />Willow Street, there would be a <br />level platform of approximately 40 <br />ft., which would be the same <br />elevation as West Willow Street. <br />From that point there would be a 4 <br />to 1 slope, which would catch at or <br />before the property line to the open <br />space. From an erosion control <br />standpoint, immediately after this <br />is overlotted, the top soil that was <br />stripped from this site would be <br />placed on these slopes and would be <br />seeded and mulched. In addition, <br />along the boundary of the property <br />there would either be erosion <br />control bales or silt fences. There <br />would also be a swale along that <br />with silt fences, which would carry <br />the runoff to the existing detention <br />facilities. <br /> <br />Lathrop: <br /> <br />Jorgensen: <br /> <br />Would the silt fences be necessary <br />five (5) years from now or is that <br />going to be a maintenance problem? <br /> <br />The silt fences are primarily put in <br />place until vegetation is <br />established on the slope. The silt <br />fence will be most effective <br />immediately, if we get a storm prior <br />to when the seeding begins to grow <br />on the slope. The silt fences are <br />not important within five (5) years <br />after. <br /> <br />Lathrop: <br /> <br />If you're going to re-seed that <br />slope after overlotting, what about <br />the area up on the top going north? <br />Is that going to be re-seeded? <br /> <br />Jorgensen: <br /> <br />Ail of the area that wouldn't be <br />developed within the first phase <br />we're planning on seeding, which are <br />the requirements of the State <br />Department of Health with their new <br />storm water management control <br />plans. Any disturbed areas that we <br />aren't going to be putting houses on <br />immediately will be seeded and <br /> <br />21 <br /> <br /> <br />
