BEATON - ANNEXATION LETTER OF <br />INTEREST - ENCLAVE AT WALNUT STREET, WEST OF MCKINLEY AVENUE <br /> <br />John Franklin, Community Development Director, explained that <br />prospective annexors submit a letter of interest giving the City an <br />indication of what their proposed development might be. He stated <br />that Mr. Beaton and his wife, Barbara, were in the audience. <br /> <br />Timothy J. Beaton, 1013 Jefferson Avenue, Louisville, CO, stated <br />that they purchased about .6 of an acre located at the end of <br />Walnut Street, which is surrounded on three (3) sides by existing <br />property within the City. They are proposing that the zoning be <br />RE, which would be no more than two (2) lots. They plan to build <br />only one (1) house within the next three (3) years. They felt it <br />would be compatible with the existing property already surrounding <br />the area. <br /> <br />Mayer: <br /> <br />You're intending to make that as <br />part of a greater PUD. <br /> <br />Beaton: <br /> <br />That's our plan, rather than zone it <br />separately. We propose to do it as <br />a single PUD with this property to <br />the north. <br /> <br />Mayer: <br /> <br />I think your parcel is very <br />strategic in the way that whole area <br />gets developed. Some of it is RR in <br />that area. The Catholic church is <br />RR. The land just east of <br />Bridgefield is RR. The land <br />adjacent to you is RE. I would like <br />to see what the whole plan is going <br />to look like. If you're just asking <br />to develop your parcel, I think that <br />is one thing. If it's going to be a <br />part of a much larger development <br />picture, I would want to see what <br />that is before deciding on zoning. <br /> <br />Beaton: <br /> <br />We wanted to make sure that the <br />plans for our property were <br />consistent with the surrounding <br />area. It makes sense that because <br />it is a strategic parcel, there be a <br />uniform plan for that area. That's <br />why we had hoped to move forward <br />with a joint PUD, rather than just <br /> <br />4 <br /> <br /> <br />
