Allison Bequette <br />931 Arapahoe Circle,Louisville CO 80027 <br />303-817-0453 <br />I am Allison Bequette, neighbor immediately behind 932 Sunflower St. <br />Louisville, CO. 1 am formally objecting the the addition of a second story deck and <br />stairs variance that has been applied for. <br />This address has already far exceeded the maximum lot coverage of 20%. <br />There has been a large addition built onto the back of the house in 2011. At that <br />time I was not notified the addition was going in based on Louisville codes. The <br />codes were changed the following year so that they would have had to apply for a <br />variance to build the addition. Now they want to build out more with a second <br />story deck and stairs to put them at the maximum lot coverage. I object and here's <br />why: <br />Tying my objections to the criteria in the letter from the city: <br />i. The lot at 932 Sunflower is not any more peculiar than anyone else's. <br />their front yard is flat, their backyard is flat. There is a small step down in <br />elevation about halfway through the property but this does not affect the use of <br />their front or back yard. <br />My property at 931 Arapahoe Circle is at a lower elevation than the <br />applicant's property which puts me at a disadvantage as they are above me and <br />looking down on top of me. With the addition already there, I have no privacy even <br />with the tall fence. If there is a deck put in at the second story level, the entire rear <br />of their house will completely dissolve any privacy because of the difference in <br />elevation between the two properties. <br />ii. Differences in lot types as far as topography is concerned, vary throughout <br />the neighborhood. There is not a reason why they need to build out a second story <br />deck based on unusual circumstances. They have a nice flat backyard with a <br />beautiful patio area beneath the 2011 addition where they host parties and family <br />gatherings. They are able to access the backyard from the back of the house. <br />
