Allison Bequette
931 Arapahoe Circle,Louisville CO 80027
303-817-0453
iii. The applicant has sufficient and reasonable access to the backyard and
patio via the lower level. Unusual circumstances based on lot topography
do not exist.
iv. With the 2011 addition and an addition of a second story deck has, and
will further affect the value of my property. I have been at this location since
1993. Before the addition I was able to use my backyard and was afforded a
certain amount of privacy based on the fact that the house had not been
added to and did not restrict me from using my yard. The fence was enough
to give each house privacy. I stopped using my backyard because of lack of
privacy when the addition went in. To further complicate this issue, the
addition of a deck and stairs will absolutely restrict my use of my backyard
because (as mentioned earlier) I am at a lower elevation and they are
basically on top of me, towering above me. Not to mention that they will be
having their parties and eating out on the deck, which, as you can see from
the photos, is at the level of my bedroom and in very close proximity. I will be
unable to keep my blinds open in the bedroom at anytime of year and will
not be able to allow for fresh air to circulate in my upstairs bedroom because
I will need to keep the blinds down because of a direct view if me on my
bed. Lights and noise from the use of the deck will be a sleeping problem.
From the first level I will be subjected to noise and lack of privacy as their
home addition and deck addition are above the privacy fence level, making
everything thing in view. Our two houses are the closest together in the
neighborhood. They will further complicated this matter with the addition of
the deck. This will devalue my investment as potential buyers will be turned
off by the stunning lack of privacy.
v. Modifications have already been afforded this home with the 2011
addition. They have access to their backyard via the lower level out onto the
patio (lighted that is, that shines in my eyes all night when they forget to turn
them off). I do not believe, given the close proximity of the two houses, the
elevation difference and the fact that they are almost at the maximum lot
coverage now that it is reasonable to add onto the house more.
