So <br />because of this, staff must default back to the code. <br />DeJong asks what the red hatched area is on the lot coverage image in the PowerPoint <br />presentation. <br />Ritchie says that the lighter hatch is the covered porch area and the solid area is the enclosed <br />space. <br />Ewy says that because staff alluded to the RL zone district, is it staff's opinion that this PUD as <br />a whole would be most like an RL zone district? <br />Ritchie says this development is more in line with the standards that are found in RL. She <br />believes it is an equivalent comparison. <br />Applicant Presentation: <br />Steve Perce, BLDG. Collective Architecture and Design, 1493 Brown Circle, Boulder, CO. <br />Perce stated he is the owner of BLDG. Collective Architecture and Design and representing the <br />applicant. <br />The applicant's goal with the addition is to make it more functional and modern. The applicant <br />wants to create a bump out on the east side to create a small work space in the garage. The <br />majority of the square footage will be used for the kitchen remodel. <br />The applicant feels that the additional 3% square footage is the only necessary square footage <br />needed for the home. <br />Commission Questions of Applicant: <br />None heard. <br />Public Comment in Favor: <br />None heard. <br />Public Comment Against: <br />None heard. <br />Summary and request by Staff and Applicant: <br />None heard. <br />Closed Public Hearing and discussion by Commission: <br />Stuart believes this is a modest and reasonable addition to the neighborhood. He agrees with <br />all the criteria staff mentioned in the presentation. <br />Ewy mentions that knowing it is a similar neighborhood to the RL zone district helped with the <br />analysis of the requested variance of lot coverage. <br />DeJong believes that Staff's report was thorough and well -reasoned, and he agrees with Staff's <br />conclusions. The variance should be approved. <br />
