Susan Morris, 939 West Maple Court, Louisville, CO, shared the <br />concerns expressed by Council. She didn't feel that something of <br />this intensity benefits her neighborhood. She stated that if <br />Council was looking at a proposal that was one or two buildings, <br />she would feel differently about this proposal. <br /> <br />Wanda Rice, 1524 Kennedy Avenue (about four house lots south of the <br />proposed annexation), Louisville, CO, organized three neighborhood <br />meetings after Dr. Fukai originally brought his proposal. The <br />general opinion was that they preferred to have office type <br />buildings there rather than residential, apartments, condominiums, <br />or retail. They were willing to work with Dr. Fukai in trying to <br />find a proposal that would meet everybody's needs. There was a <br />concern about the access from Kennedy into the property, which is <br />25 ft. from the nearest home. That home has seven children and the <br />owners are very concerned about having an access so near to their <br />driveway. She felt there could be better screening directly behind <br />the homes adjoining the property. Also, that there is much, too <br />much asphalt. <br /> <br />Woc. d: <br /> <br />The parking requirement is one per <br />300 sq. ft. of office. If you go <br />into medical or dental, it's twice <br />the requirement. The final <br />requirement for the four buildings <br />would be between 106 and 216, <br />depending on the ratio of medical <br />offices to regular offices. "AO" <br />zoning would probably be the most <br />appropriate, given the limitations <br />on retail. However, the Code does <br />not allow any parcel over three <br />acres to be zoned "AO", so that's <br />something we're going to have to <br />work with. "BO" is less restrictive <br />than "AO" and could probably be <br />tightened up through the process. <br />We will be looking at this property <br />on the 24th with the Planning <br />Commission at a Comp Plan meeting. <br /> <br />Mayer: <br /> <br />Since the Planning Commission is <br />going to be examining that area, it <br />seems to be premature to forward on <br />a specific proposal, even before the <br />general area was up for <br />consideration. In sensitive areas <br />like this, I think it would be very <br />useful to sit down with a group of <br />builders, real estate people, people <br />from the neighborhood, the City, and <br />brainstorm what the potential used <br /> <br />12 <br /> <br /> <br />
