Intent: Planning Area 1 is intended to accommodate commercial / office uses, and <br />to allow Takoda residents opportunities to walk short distances to work, shop, or <br />recreate at the neighborhood level. The uses allowed complement Louisville's <br />existing commercial core. Depending upon market conditions, the planning area <br />may be developed as light commercial / office, or any combination thereof. <br />2. Uses Allowed by Right: Restaurants; coffee shops; child daycare facilities; <br />gymnasiums and fitness centers; retail sales; personal service shops; places of <br />worship; medical clinics; small animal veterinary clinics; and, other uses compatible <br />with the above. <br />3. Allowed uses include those approved in the May 22, 2007, Takoda Village GDP . <br />4. Maximum building height is 40'. Building height measured from average finish <br />grade to the ridgeline of the roof. <br />5. Additional CCR's to be developed by Takoda H.O.A. <br />6. Kaylix Avenue median shall be owned by the City of Louisville and maintained by <br />the Takoda H.O.A.
