<br />Takoda is organized around a series of parks, open spaces, streets, trails, and sidewalks.
<br />These landscape standards are to ensure that the landscape throughout the community will
<br />be a strong, unifying element that complements the City of Louisville and surrounding areas
<br />Each parcel has individual requirements for landscape. For public spaces, such as parks,
<br />open space, and rights of way, a landscape master plan is shown for each. Additional
<br />requirements apply for spaces to be designed in the future FDP / PUD process.

<br />1. Deciduous trees shall be planted no closer than 5' from wet utilities. Evergreen trees shall be
<br />planted no closer than 10' from all wet utilities. Trees shall be planted no closer than 5' from back of
<br />walks / curbs. Shrubs shall be planted no closer than 3' from back of walks/ curbs. Clearance
<br />dimensions are minimum and the city may request different values during the construction
<br />document approval process.
<br />2. Within street intersection sight distance triangles, plant materials shall not exceed 30" in height,
<br />unless said materials are greater than 80% transparent.
<br />3. Street trees shall be limbed up to 8' in height.
<br />4. Future Planning Area 1 developer responsible for design and installation of Highway 42 landscape
<br />improvements and maintenance.
<br />5. Takoda H.O.A. will maintain landscape areas within street rights of way, except those adjacent to
<br />city parks. A licensed agreement will be executed between the city & Takoda H.O.A.
<br />6. Landscape requirements adjacent to street neckdowns shall be maintained by Takoda H.O.A.

<br />7. Drip & subsurface irrigation in landscape areas less than 10' in width between back of curb & walk shall be
<br />implemented. Soil moisture sensors shall be used in landscape areas that irrigate in the vicinity of adjacent
<br />street pavement(s). Edge drains shall be installed where medians with spray irrigation occur.
<br />8. Irrigation for landscaping in the City street ROW may utilize the most convenient and/or economical water
<br />source available and shall be on a separate tap and metered separately from privately owned irrigation
<br />systems.
<br />9. All city -owned properties shall be irrigated. Parks and ROW areas shall have permanent irrigation systems.
<br />The Public Land Dedication shall have temporary irrigation as deemed necessary by the Trail Corridor
<br />landscape design. All irrigation system components shall be compatible to the City's existing Toro -sentinel,
<br />central control system. Design shall include a field satellite controller, master valves, flow control valves
<br />and ET sensors. This standard shall apply to all City owned property.
<br />10. Mechanical devices shall be screened with landscape material and / or walls from public right of way
<br />(excluding alleys) and parks / open space areas.
<br />11. Plant materials, quantities, and locations shall be further refined and negotiated with City of Louisville
<br />during construction documentation process.
