There is a second floor patio that acts as an outdoor environment for the office level. <br />Johnson shows views from the street. There is bike parking in front. We never exceed the 35' <br />height limit. On the south end, we are at 26.5' off grade, which is 6" under the maximum <br />allowable height for a house. This is an appropriate level to match due to the relationship with <br />the residential neighborhood across Elm Street and the residential nature of the building on the <br />south corner. Because of the 45' depth of the property, we want to maximize our square <br />footage. We have a lot of articulation and ins -and -outs along Main Street. We give up square <br />footage to do that. We also give up square footage on the second level to push it back to allow <br />open areas and relief where it is most important. On the parking lot side where there may be <br />future structured parking, we have a plain elevation. The intent is to not make it just one color. <br />We have some articulation with cornices that will be under revocable license permit. There are <br />material changes. This could be a great canvas as a movie screen. The lower section is <br />designed for public art along the alley side. We have a landscape strip along the edge of the <br />building and it does provide a buffer. It is not pavement to the building. <br />Chapter 16: We just subdivided a property that had county road access and alley access. We <br />discovered in the municipal code that while it calls for street access, alley access qualifies as a <br />frontage. It is in the municipal code. <br />Deliveries: For the Blue Parrot, their deliveriesappen off Main Street as well as the alley. <br />HPC comments: I listened to the transcript and had discussions with Planning staff. If you listen <br />to the transcripts, the building was not presented. I did not have the opportunity to present the <br />building or answer questions because it was not that kind of format. The building was presented <br />by a Planning staff member who did not have this case. I find little merit in the HPC comments. <br />I don't know if they looked at the drawings ead of time, and only saw one view of the <br />buildings. There were no street views and rear ressed. <br />Eric Fowles speaks. I don't think I can add of am not a developer. I am a creative guy and <br />started a business 9 years ago. I have lived in uisville 20 years. My wife and I settled here <br />and 6 children later, we are still here. We have 2 kids in LES, 2 in LMS, and 2 at Monarch. We <br />love it here. I hope we can provide a more permanent creative space for our office. We want a <br />building to add to the community. DAJ Design is a great partner and the City has been excellent <br />to work with. Voltage has 75% employees who are Boulder County residents. We work with the <br />Commuting Solutions program. I built the culture around being a family friendly place to work <br />because I have a large family. It has attracted that same kind of employees. They love being in <br />Louisville as well. I get excited about the back of the building because it is a blank canvas. As <br />an artist, we see a lot of opportunity to make it cool and add to nostalgia of what Downtown is. <br />We want to create a community space where we can have fun events. <br />Laura Steele, 4756 McKinley Drive, Boulder, CONoltage <br />I am a 25 year resident of Boulder County. I have worked in Louisville for the past 20 years off <br />and on. This has been my favorite job. The median age of our Voltage employees is 30. We <br />have a young energetic workforce. They have young families. They eat in the restaurants nearly <br />every day. We have people who ask for bus passes, and we have a lot of biking. We will be <br />sponsoring our third Bike To Work day and are aware of the impact we will have on Downtown <br />Louisville. I help Eric maintain the 608 Main building and walk from our current office above <br />Pica's. I walk by the parking lot as it stands now. I continually see trash from the trash <br />enclosures. I get excited when I think of something beautiful for my 25-30 median age <br />employees to work and eat and live their lives in on Main Street.
