Louisville City Council Meeting <br />April 20, 2004 <br />Page 7 of 15 <br /> <br />Council member Keany inquired as to the footprint of the loft proposal as compared with <br />the footprint of the previously professional office proposal. Jeff Pedersen, Overway & <br />Pedersen Architects, 1675 Latimer Street, Ste. #640, Denver, CO, stated the footprint for <br />the new building is 40,000 SF, to accommodate two 15,000 SF buildings over a parking <br />garage. The footprint of the original building was 30,000 total SF, to accommodate <br />office space. <br /> <br />Council member Keany stated that according to e-mails, the previous office-building <br />proposal provided a better view corridor for surrounding neighborhoods. He inquired as <br />to the color of the brick and asked if the red brick is found in the other development. <br />Pedersen stated the brick is not as red as the concept plans reflect. <br /> <br />Keany inquired about the guest parking and asked whether retail parking would <br />ultimately be used for guests. Pedersen stated the proposal has not provided any parking <br />for guests, however, if parking in retail lots becomes a problem, proper signage would be <br />erected. <br /> <br />Mayor Sisk asked what efforts have been made for affordable housing. Scott Pedersen <br />stated he has not looked at the affordable housing component at this time. <br /> <br />Mayor Sisk suggested that affordable housing be considered and noted the number of SF <br />in the project has tripled from 30,000 to 90,000 SF. He stated the proposal presented to <br />Council on the original PUD would be a complimentary retail and office building. He <br />voiced his concern over the timing of the Centennial Pavilion Loft proposal and the <br />City's plan for a new Comprehensive Plan. He inquired about the amount of the <br />applicant's public dedication. Planning Director Wood stated the public dedication was <br />based on current market value. <br /> <br />Council member Keany asked the applicant for the cost range of the lofts. Mr. Pedersen <br />had not completed any detailed analysis, however calculated $220 per SF, or $280,000 <br />for the two-bedroom units, and $200,000 for the one-bedroom unit. <br /> <br />COUNCIL COMMENTS <br /> <br />Council member Keany voiced concern over the issue of affordable housing and <br />accepting the proposal before a new citywide Comprehensive Plan is in place. Mayor <br />Sisk voiced doubt the lofts would fit in with the retail business neighborhood. <br /> <br />City Attorney Light requested a motion to include the applicant's concept plans, the brick <br />display boards and the approved existing development (Centennial Pavilions) be made a <br />part of the public hearing record. <br /> <br />MOTION: Mayor Sisk moved that the record of the public heating include the items <br />outlined by the City Attorney.
