There were no comments. <br />APPLICANT PRESENTATION <br />Richard Brew, RMCS, LLC, 726 Front Street, #B, Louisville, CO introduced his <br />RMCS partners, Justin McClure andl David Waldner. He also introduced John <br />Gstalder, representing Summit View Professional Park, LLC and technical <br />consultants; Alex Ariniello, of LSC Transportation Consultants, Inc., and Andrew <br />Knudtsen, of Economic & Planning Systems. <br />Mr. Brew reviewed the history of the Takoda proposal beginning with the <br />submittal of the annexation application in December of 2006, and approval on <br />June of 2007; the Preliminary PUD General Development Plan and Subdivision <br />Plat submittal and approval in 2008; and the Final Preliminary PUD General <br />Development Plan and Subdivison Flat before the Council for their approval. <br />The next steps would be to submit construction documents to the Planning <br />Division and upon their approval, break ground in the fall of 2008. Mr. Brew <br />presented an overview of the Takoda project through a PowerPoint presentation. <br />Planning Area #1 is approximately 8.4 acres, 5.5 acres within the Takoda <br />Development and 3 acres in the Surnmit View Subdivision and is proposed for <br />commercial development. <br />Planning Area #2 is proposed for 49 residential units, with a resulting density of <br />7.15 dwellings per acre. This is proposed for patio homes for empty nesters. <br />Two acres within the planning area are dedicated to the City for Takoda Park. <br />Planning Area #3, proposes 123 dwelling units resulting in a density of 3.48 <br />dwelling unit per acre. <br />Planning Area #4 proposed a total of 178 multi-family dwelling units resulting in a <br />density of 17.28 dwelling units per acre. <br />The public land dedication within thE: project includes open space, the 2-acre <br />Takoda Park, and the 2-acre Cowboy's Park. Additionally greenways will be <br />incorporated into the residential subdivision. The developer has contracted with <br />local solar panel suppliers for bulk purchases and will make those contracts <br />available to the builders. The project design includes a monument design to <br />define the Louisville/Lafayette gateway corridor with identifying City markers. The <br />Takoda trail system will be connected to neighboring trails in Louisville and <br />Lafayette. The Flood Control District has identified a possibility of flooding along <br />the railroad tracks, which may also impact trails. The developer is coordinating <br />efforts with the Flood Control Districts and the railroad to resolve this issue. With <br />respect to open space, 80% of the homes will back up to open space or parks. <br />
