Fur- <br />tr~er stated total development of the retail <br />ar.~d office area would not offset the total <br />Centennial Valley annexation. <br />Mr•. Luce commented that the first scenario <br />might be a retaining of the equation that <br />could be used in terms of phasing. Mr. <br />Wurl agreed. <br />City's Cost To Develop Councilman Luce inquired what the cost would <br />Park in Parcel C be for the City to develop the park in Parcel <br />C. Administrator Wurl advised $16,000 per <br />acre x 27 acres - approximately $432,000. <br />Homart's Original Zoning Mr. Luce inquired if an analysis had been <br />done in terms of the impact~~of the old zoning, <br />if the old zoning were to stay in effect. <br />Mr. Wurl advised this had not been done. <br />He then stated the housing units would be <br />the same; the density would differ; and <br />would assume a larger home would provide <br />more ad valorem tax, but this had not been <br />reviewed. <br />Mr. Luce asked how many home would be allowed <br />under the R-E zoning: <br />Director Rupp advised 3.5 per acre, some <br />graphic comparisons would be Continental <br />View Estates and some of the larger homes <br />at Mesa Point. <br />Vehicular Movement and Access Councilman Dace asked of Director Kasch what <br />to the City the assessment was from staff's view of the <br />proposed rezoning versus the old zoning`'in <br />terms of vehicular movement? <br />Mr. Kasch replied the old zoning placed <br />more emphasis on greater traffic volume on given dad <br />to the shopping mall; the new plan places <br />more emphasis on peak hour traffic because <br />
