Addition of an approximately 6,267 sf single story walk-in FREEZER on the rear of the existing building at 197 S. 104th to <br />accommodate the expansion of a bakery tenant currently occupying 185 S. 1041h. into this building. The Freezer Addition will be <br />located on the rear of the building. No existing parking will be modified and the expansion of the building footprint will be offset <br />by an equivalent reduction in existing driveway apron and loading ramp paving on the rear of the building. <br />2. Addition of a maximum 1,410 sf single story CONNECTION between the existing buildings at 185 S. 104th and 197 S. 104th. <br />The existing landscape area will be reduced by the footprint area of this structure. <br />3. Elimination of the common property line between existing Lots 2A & 3A and creation of a new consolidated Lot 1. Construction will be complete within 6 months following commencement of <br />construction for each addition. Construction of the Connection Addition is subject to prior conversion of the 197 S. 104th structure <br />building type from Type II I -B to Type II -B. <br />EXTERIOR LIGHTING: <br />Existing pole mounted, wail mounted, bollard and recessed exterior lighting locations and fixture specifications are indicated on <br />Sheet E01. Where the Freezer Addition abuts the existing building, existing wall mounted lighting located over rear entrances will <br />be removed. Two of these lights will be relocated to the south exterior walls of the Freezer Addition, one near the existing building <br />entry and the second relocated to illuminate the new exterior door landing and stairway on the southwest corner of the Freezer <br />Addition. <br />SIGNAGE: <br />Monument Sians: No change is proposed to the existing monument signage. <br />Wall Mounted Signs: The maximum combined area of wall mounted signage proposed is 90 sf per building. The maximum number <br />of individual wall mounted signs is limited to one sign per tenant with a maximum sign area of 15 sf per sign. In order to <br />accommodate larger tenants, if an individual tenancy exceeds 50% of a building, such tenant is allowed (1) additional 30 sf wall <br />mounted sign. The maximum size and potential placement of individual wall mounted signs is limited to those locations as <br />illustrated on accompanying Dwg 01/A04. For the purposes of exterior wall signage, the structures currently addressed as 185 and <br />197 S. 104th will be considered separate buildings even if connected as proposed under this PUD. <br />FUTURE TENANT FINISH: <br />Parking requirements will be reviewed during the building permit process for individual tenant finishes. No tenant finish permits or <br />certificates of occupancy will be issued unless: provided parking meets or exceeds required parking of the various uses based on <br />IDDSG standards; or, a parking deferral is granted in accordance with the requirements of the IDDSG. <br />CTC COMMERCIAL P.U.D. <br />An Amendment to the <br />P.U.D.
