Louisville City Council Meeting
October 5, 2004

Deputy City Manager Julie Boyd reported the City mailed requests for proposals to ten
real estate agencies and published a notice in the Daily Camera. The following five
companies responded:

· Marcus & Millichap, Denver
· The Colorado Group, Boulder
· Verus (formerly The Colorado Group-East), Lafayette
· Dean Callan & Co., Boulder
· Richardson & Associates, Louisville

Boyd stated the proposals were very similar in terms of commission, proposed marketing
plan and estimated value of building. Based on recent experience in real estate sales in
Louisville, Staff recommends that the city sign an agreement with The Colorado Group
of Boulder for services to sell the library building.

COUNCIL COMMENT

Council member Keany asked if there was a specific broker the City would work with.
City Manager Bill Simmons stated the City will work with Terry Kruegel.

Council member Keany asked if all the bids were competitive, with the same commission
rate. Boyd responded yes.

Council member Keany asked if the policy to buy locally would apply with the hiring of
a real estate broker. Boyd stated that because of the criteria required for a real estate
broker, it would not fall under the buy locally policy.

City Manager Bill Simmons stated the City has been in contact with potential buyers for
the building, and would require the services of a broker if the building were sold to one of
them, but would negotiate that a lower commission be paid.

MOTION: Council member Marsella moved that Council authorize the City Manager to
enter into an agreement with The Colorado Group, Inc. to provide services related to the
sale of the Louisville Public Library Building, 950 Spruce Street, seconded by Council
member Keany. Roll call vote was taken. The motion passed by a vote of 7-0.

CITY MANAGER'S REPORT ON ESTIMATED COSTS OF LOUISVILLE
BALLOT ISSUE 200

Mayor Sisk requested a Staff presentation.

City Manager Bill Simmons reported that Council requested the City Staff prepare a cost
analysis of the implementation of the Charter Amendments.
