Louisville City Council Meeting <br />October 5, 2004 <br />Page 5 of 9 <br /> <br />Deputy City Manager Julie Boyd reported the City mailed requests for proposals to ten <br />real estate agencies and published a notice in the Daily Camera. The following five <br />companies responded: <br /> <br />· Marcus & Millichap, Denver <br />· The Colorado Group, Boulder <br />· Verus (formerly The Colorado Group-East), Lafayette <br />· Dean Callan & Co., Boulder <br />· Richardson & Associates, Louisville <br /> <br />Boyd stated the proposals were very similar in terms of commission, proposed marketing <br />plan and estimated value of building. Based on recent experience in real estate sales in <br />Louisville, Staff recommends that the city sign an agreement with The Colorado Group <br />of Boulder for services to sell the library building. <br /> <br />COUNCIL COMMENT <br /> <br />Council member Keany asked if there was a specific broker the City would work with. <br />City Manager Bill Simmons stated the City will work with Terry Kruegel. <br /> <br />Council member Keany asked if all the bids were competitive, with the same commission <br />rate. Boyd responded yes. <br /> <br />Council member Keany asked if the policy to buy locally would apply with the hiring of <br />a real estate broker. Boyd stated that because of the criteria required for a real estate <br />broker, it would not fall under the buy locally policy. <br /> <br />City Manager Bill Simmons stated the City has been in contact with potential buyers for <br />the building, and would require the services of a broker if the building were sold to one of <br />them, but would negotiate that a lower commission be paid. <br /> <br />MOTION: Council member Marsella moved that Council authorize the City Manager to <br />enter into an agreement with The Colorado Group, Inc. to provide services related to the <br />sale of the Louisville Public Library Building, 950 Spruce Street, seconded by Council <br />member Keany. Roll call vote was taken. The motion passed by a vote of 7-0. <br /> <br />CITY MANAGER'S REPORT ON ESTIMATED COSTS OF LOUISVILLE <br /> BALLOT ISSUE 200 <br /> <br />Mayor Sisk requested a Staff presentation. <br /> <br />City Manager Bill Simmons reported that Council requested the City Staff prepare a cost <br />analysis of the implementation of the Charter Amendments. The analysis estimated costs <br />for capital items and staff time required if Ballot Initiative 200 is approved by the voters. <br /> <br /> <br />
