Commercial Design Development Standards and Guidelines (CDDSG), <br /> shall retain the following setbacks: 400 feet from the northern property <br /> line (Campus Drive); 2,300 feet from the western property line (only the <br /> portion of the western property line immediately adjacent to South 88th <br /> Street); and 1,350 feet from the eastern property line (Northwest <br /> Parkway/StorageTek Drive). <br /> c. Quantify and resolve how to satisfy the demand on water and wastewater <br /> utilities. <br /> d. Secure a North/South bikeway connection on the east side of the campus <br /> e. Finalize the Natural Resource Assessment. <br /> f. Finalize site plan and design review. <br /> g. The Applicant must provide a comprehensive traffic demand management <br /> (TDM) plan when it requests an initial plat and final PUD development <br /> plan for the Property. The TDM plan shall cover the entire Property and <br /> all anticipated phases of development of the Property. The TDM plan <br /> must detail the improvements, programs and strategies the Applicant <br /> intends to implement in its development and use of the Property to reduce <br /> vehicle trips, manage transportation demands, and encourage the use of <br /> alternative modes of transportation. <br /> h. Remove any reference to Industrial land use in the development summary <br /> table. <br /> i. Finalize NW Parkway IGA Amendment to provide for construction of <br /> Campus Drive. <br /> j. The Applicant must use reasonable efforts to design and construct <br /> buildings on the site that are LEED's certifiable. <br /> k. Applicant to continue to work with Staff to reduce a negative impacts to <br /> property owners on Paradise Lane from intersection of Street B and <br /> Campus Drive. <br /> I. Applicant to eliminate helipad as permitted use and note it as a special <br /> review use. <br /> 2. Delete year references (i.e., "2008" and "1997") in Note 1 of General Note on <br /> Sheet 1. <br /> NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the <br /> City of Louisville, Colorado does hereby recommend approval of the proposed <br /> Preliminary Subdivision Plat and Preliminary PUD Development Plan for the <br /> ConocoPhillips Campus development, subject to the above conditions. <br /> PASSED AND ADOPTED this 25th day of February, 2010. <br /> By: <br /> rey .
