Planning Commission <br />Meeting Minutes <br />December 14, 2017 <br />Page 3 of 10 <br />Roy Krughoff stated that he was the owner of the property and Gen 3 Homes, LLC at 2417 <br />Willow Creek Drive in Boulder, CO 80301. He had considered new ways to include the front of <br />the house in the rebuilding of the property, but could not find a way to rebuild with the original <br />front face that he liked. <br />Chuck Thomas asked if the applicant had seen any examples in which the original facade had <br />been preserved. <br />The applicant replied that he had seen such examples, such as a yellow house in Louisville <br />northeast of a Catholic School, but was still uninterested. He wants an option with a much <br />bigger front porch. <br />Chuck Thomas stated that there was a thoughtful example of saving a facade featured on the <br />last historic walk that HPC led. <br />Trice responded that the example Chuck Thomas was thinking of might be 620 Lincoln Avenue, <br />but that it was no longer yellow. She offered to look up the address for the applicant. <br />Chuck Thomas stated that he thought that example was very tasteful and suggested the <br />applicant look at that example. <br />Cyndi Thomas asked the applicant about reasonable cost of repair and feasibility of repair. <br />The applicant stated that the foundation was reasonably stable for this old of a house, though <br />the floors were not level. He stated that the asbestos inside the house in the drywall and the <br />roof shingles were the major expenses if he were to save the house. He had not evaluated <br />costs addressing preserving any part of the house as he was uninterested in that option. <br />Cyndi Thomas asked for additional questions of the applicant. <br />Susan Hanstein, 727 Pine Street in Louisville, stated that she would be sad to see the house <br />go, though it was small and she could see why the applicant did not want to keep the house. <br />She stated that she was concerned about the remnant alley being affected by the new <br />construction. Since the lot was small, a bigger house might cause a change to the alleyway, <br />which she uses as a driveway. Hanstein added that the previous owners had told her that they <br />had done some work on the house in the hopes that it could stay as -is. <br />Trice stated that Hanstein could talk to staff about the issue, since the Commission would not <br />police the steps after their decision. She stated that any building application would have to <br />comply with City requirements. <br />Chuck Thomas asked if it was a right-of-way issue. <br />Hanstein stated that it was a City alley. <br />Ulm asked if it fell outside the property line of the application. <br />Hanstein stated that it fell outside her property line and the applicant's property line. <br />Ulm asked the applicant if he was the owner of the property. <br />Krughoff stated that he was the owner. <br />
