Board of Adjustment <br />Meeting Minutes <br />November 15, 2017 <br />Page 4 of 9 <br />808 Lafarge Avenue <br />An excerpt of Sabels email to Staff: <br />"I am conditionally in support of the project, only if the following issues are addressed <br />and resolved: <br />In regards to the roof on the new laundry shed roof, as well as the existing garage, <br />would like to request installation of gutters and downspouts draining either into the alley <br />on the east side, or into the property's yard, to avoid further water damage to my fence <br />and property. <br />Additionally, I request that snow guards are installed on the garage to retain the snow <br />and ice presently allowed to fall onto my fence and trees. <br />I would like a formal commitment: <br />1) That the existing upstairs balcony will indeed be converted to a window, which, when <br />implemented, will help create privacy. <br />2) That the proposed screening of the proposed new landing on the garage stairs will be <br />implemented on both sides, north and south to maintain privacy. <br />I would like to see all of the drawings consistently contain all of the proposed elements, <br />i.e. the stairs, their flow and location, newly elevated garage roof, dormers, water <br />mitigation and downspout locations, as well as the plat of the house, to reflect setbacks, <br />fire code considerations, and total square footage and coverage." <br />Marianne Gibbs <br />822 La Farge Avenue <br />An excerpt of Gibbs email to Staff: <br />"Please consider this a letter of conditional support of the variance. Molly has kindly <br />summarized the variance support conditions as follows: <br />1. The high dormer windows in the occupied "attic" space are to use only some <br />form of obscured fixed glass (glass that is not see-through, but that is suitable for <br />entry of natural daylight). This needs to be a condition of this variance approval, <br />for as long as Marianne Gibbs (or entity controlled 100% by her, such as a <br />revocable trust) is the property owner of 822 La Farge Ave, the neighbor to the <br />North. <br />a. Should Molly Schaaf sell 812 La Farge Ave while Marianne Gibbs (or <br />entity controlled 100% by her, such as a revocable trust) is still owner of <br />822 La Farge Ave, she will need to disclose this in the property disclosure <br />when she lists the property. <br />2. The exterior staircase leading to the occupied "attic" space needs to be <br />designed to offer privacy to the property located to the North.
