Board of Adjustment <br />Meeting Minutes <br />November 15, 2017 <br />Page 3 of 9 <br />Staff Recommendations: <br />Staff found that all six criteria in Municipal code Section 17.48.110 were not met and <br />recommended the Board of Adjustment denial of the variance request. <br />Board Questions of Staff. <br />None heard. <br />Applicant Presentation: <br />Applicants: Aaron Roof and Molly Schaaf, 812 La Farge Ave <br />Andy Johnson, DAJ Design, 922 Main St <br />Johnson begins his presentation with providing the board specific measurements of the <br />lot. The property's unusual size measures at 3,125 sq. ft. The existing area is 1,456 sq. <br />ft. and the existing lot coverage is 1,132 sq. ft. The new house addition will be 68 sq. ft. <br />and the new lot coverage totals to 1,212 sq. ft. <br />The additional square foot will entail a mud room addition on the back of the home and <br />an attic space above the garage. The street view will look no different, keeping the <br />same character and architecture existing on the home now. Architecturally, the front and <br />back of the house will stay looking very consistent. <br />Johnson reiterates that the lot is unconventional and that although many concerns were <br />expressed by the neighbors at the September meeting, the homeowners have gone to <br />great lengths to accommodate the neighbors wishes mentioned in their emails. <br />Schaaf, 812 La Farge Ave <br />Schaaf discusses the neighbor's concerns once more and presents to the board how <br />they will accommodate the neighbor's conditions. She also touches on snow mitigation <br />and how she may put some kind of snow guard on the south elevation of the lot. By <br />doing this, it should help resolve another concern of the neighbor's. <br />Board Questions of Applicant: <br />Meseck mentions the two emails staff received from the north and south neighbors <br />about the proposal. <br />Johnson says he can achieve all the requests that are listed in the emails. One email <br />includes building code requests, which the building department will have to keep to <br />code and should meet that neighbor's concerns. <br />Williams confirms Johnson's statement that the email all relates to building code <br />regulations. <br />Campbell expressed that he is not concerned about the privacy between the applicant <br />and the surrounding neighbors. <br />Johnson said privacy is a concern because it is important to the neighbors. <br />Public Comment in Favor: <br />Sonja Sabels <br />
