Board of Adjustment <br />Meeting Minutes <br />April 18, 2018 <br />Page 3 of 8 <br />Ritchie reviews the location of the property, notes the lot sizes for the RE zone district <br />and summarizes the proposal. <br />Staff Recommendations: <br />Staff finds that all six criteria in Municipal code Section 17.48.110 are met and <br />recommends the Board of Adjustment approval of the variance request. <br />Board Questions of Staff: <br />Campbell asks who the developer was for the property. <br />Ritchie says that she does not know who the builder or developer was for that property. <br />Applicant Presentation: <br />Applicant: Jesse Castro <br />Castro's presentation mentions that he is only adding 2.4% of lot coverage, which he <br />believes is very conservative and only affects the front entry way of the house. <br />Board Questions of Applicant: <br />None heard. <br />Public Comment in Favor: <br />None heard. <br />Public Comment Against: <br />None heard. <br />Summary and request by Staff and Applicant: <br />None heard. <br />Closed Public Hearing and discussion by Board: <br />Stuart agrees with staff that the applicant meets all six criteria and that what is <br />proposed meets the existing character of the neighborhood. <br />Levinson states that it is a reasonable proposal and is inclined to support staff's <br />recommendation of approval. <br />Campbell expresses concern of approving the variance because the lot is not the <br />smallest in the subdivision and the lot is not unusual in the neighborhood. <br />Ewy believes it adequately meets the criteria and will vote to approve it. <br />Leedy also believes the application met all the criteria and is inclined to vote in <br />approval. <br />Motion is made by Levinson to approve 794 W Tamarisk Street, a variance from <br />Section 17.12.040 of the Louisville Municipal Code (LMC) to allow an increase in the <br />maximum lot coverage from 20% to 26% to allow an addition to an existing single family <br />home. Motion is seconded by Campbell. Roll call vote. <br />
