Staff supports the waiver request, and the site design is <br />consistent with the previously approved PUD. <br />IDDSG: 6. Fences and Walls <br />The applicant proposes screen walls on the north end of the site between the two <br />buildings to shield the loading area from view of Boxelder Street. These screen walls <br />are of appropriate height considering the size of the adjacent structures. They are <br />constructed of precast panels to match the buildings. <br />IDDSG: 7. Sign Design <br />The site plan includes three monument signs adjacent to drive aisles on each street <br />frontage. The sign detail is shown on Sheet 12, and complies with the monument sign <br />standards in the IDDSG. <br />IDDSG: 8. Exterior Site Lighting <br />Staff finds the application complies with the IDDSG for the lighting design. The <br />application includes wall mounted and pole mounted full cut-off LED light fixtures that <br />will safely light the property. <br />Compliance with 17.28.120 <br />Section 17.28.120 of the Louisville Municipal Code lists 28 criteria for PUDs that must <br />be satisfied or found not applicable in order to approve a PUD. Analysis and staff's <br />recommended finding of each criterion is provided in the attached appendix. <br />Replat <br />Compliance with 16.12.075 <br />The replat is subject to the following standards in Section 16.12.075 of the Louisville <br />Municipal Code. <br />1. Whether the plat conforms to all of the requirements of this title; <br />• The application for Lots 1 & 2, Colorado Technological Center Filing 2 <br />Replat C conforms in all respects to the requirements of Title 16 of the <br />Louisville Municipal Code. <br />2. Whether approval of the plat will be consistent with the city's comprehensive <br />plan, applicable zoning requirements, and other applicable federal, state and city <br />laws; <br />• The city's comprehensive plan designates this area as a Special District <br />and identifies the CTC as a key employment center for the City. The <br />replat accommodates a design that can meet the intent of the <br />comprehensive plan for the CTC, and all other applicable laws. <br />3. Whether the proposed subdivision will promote the purposes set forth in section <br />16.04.020 of this Code and comply with the standards set forth in chapter 16.16 <br />of this Code and this title. <br />• The replat promotes the purposes set forth in the LMC, including the <br />assurance that public services are available, that character and economic <br />stability of the city is protected, that there is safe and efficient circulation of <br />Allen Company Page 6 of 11 <br />Pc — July 12, 2018 <br />
