SUMMARY: <br />The applicant, RVP Architecture, requests approval of an easement vacation, a replat <br />and a Planned Unit Development (PUD) Amendment to allow minor changes to site <br />design, architecture and parking to the approved plat and PUD. The PUD and plat for <br />the property were first approved in 2011. The PUD expired in 2014, and was reinstated <br />by City Council on December 15, 2015. The development approved under the PUD <br />allows construction of two buildings totaling 303,715 square feet and associated site <br />improvements on two lots. <br />The owner and applicant are the same as the original application. The previous PUD <br />contemplated the Allen Company relocating their entire operation into both buildings, <br />including all manufacturing, warehousing and associated office spaces. At this time, <br />they plan on only relocating the warehousing and office to Building B, and constructing <br />Building A for lease to an unknown tenant. As such, the revised plans decrease the <br />size of Building B and increase the amount of parking to be able to accommodate a <br />wider variety of tenant types. <br />Easement Vacation <br />The applicant requests a vacation of a portion of a drainage and utility easement that <br />crosses both lots and contains a public storm sewer line. The easement will no longer <br />be needed once the applicant constructs a new public storm sewer line to replace an <br />existing storm sewer line. The easement vacation ordinance allows the vacated <br />easement to temporarily remain in effect until the utility infrastructure is operational in <br />the new configuration. <br />Plat <br />The applicant requests a replat of Colorado Technological Center Filing 2 Replat A. <br />The purpose of the replat is to adjust the location of the lot line between Lots 1 & 2. The <br />lot line shifts roughly 13 feet to the west to accommodate the minor changes in building <br />siting.
