10/1/2018 <br />PUD Criteria Applicable to Open Space <br />• Functional open space in terms of optimum preservation of natura <br />features, including trees and drainage areas, recreation, views, dens' <br />relief, and convenience of function <br />• Development in accordance with the adopted elements of the <br />Comprehensive Plan <br />• Open Space shall be located in a manner as to facilitate pedestrian use <br />and to create and area that is usable and accessible to resident of <br />surrounding developments. <br />• Internal pedestrian circulation, separate from the vehicular system, which <br />that allows access to parks, open space, or recreation facilities with the <br />development. Pedestrian links to trail systems shall be provided. <br />NORTH END PHASE.II PUD <br />Detailed Landscaping Plan <br />for Parks <br />Open Space Dedication during PUD Process <br />(Section 17.28.080 of the Louisville Municipal Code) <br />Open space, in addition to the public use dedications specified in title 16 may be required by the <br />City Council upon recommendation by the Planning Commission. The requirement for additional <br />open space will be based on the following factors: <br />• Comprehensive development plan (including matters of state interest); <br />• Topography, drainage, vegetation and other such physical conditions; <br />• Anticipated socio-economic conditions; <br />• Type and density of development and employment; <br />• Overall need for open space and recreational facilities. <br />Such open space shall be owned and maintained as common open space by the developer or by <br />an organization established for the ownership and maintenance of common open space, unless <br />the city accepts dedication of the open space through mutual agreement between the developer or <br />organization and the City Council. <br />What is a Subdivision Plat? <br />• Creates parcel boundaries <br />• Establishes lot layouts, road design, rights of way, utility locations, etc. <br />• Creates tracts and/or outlots for dedication <br />• Establishes easements <br />• Public Land Dedication required with this process <br />• The Subdivision "modification" provisions allow for modifications to the <br />subdivision standards <br />• Includes a Subdivision Agreement <br />• Identifies maintenance responsibilities for public and private <br />improvements <br />• Specifies City construction standards for public improvements <br />3 <br />
