Historic Preservation Commission
Meeting Minutes
October 15, 2018
Staff recommends that the Commission place a 60-day stay on the permit based on
architectural integrity and social significance. This will provide staff with adequate time
to discuss preservation options with the owner as well as to evaluate the structure for
architecturally significant materials. The stay would expire on November 17, 2018.
Haley invited the applicant to present.
David Abel of Colorado Happy Homes LLC, 821 Mount Evans Court in Louisville, stated
that they had been presenting this project to staff since March and staff said it was fine,
which is why they put in a demolition review. The 60-day stay was a surprise to them.
Haley asked for public comments. Seeing none, she requested comments from the
Commission.
Haley stated that it met the criteria for social significance and architectural integrity.
Chuck Thomas disagreed on the architectural integrity criterion. The windows looked
about the same size as they did in the assessor's photo, but otherwise the structure did
not look intact.
Dickinson asked about the square footage of the building. The applicant replied that it
was roughly 1100 square feet. Selvoski added that it was 1184 square feet.
Justin Wood, 2771 White Tail Circle in Lafayette, stated that since no asbestos showed
up in their abatement tests and houses of this age usually have asbestos, he believed
that there had been a lot of work done to the structure.
Cyndi Thomas asked if staff had the intent of photographing and possibly salvaging
parts of the building during the stay.
Selvoski responded that that was their intent.
Zuccaro added that the goal of the stay was to discuss full or partial preservation
options with the applicant.
Dickinson stated that it was clear that the applicant was not interested in preserving the
structure and a stay needed to have a direct intent. It would be nice to see if there was
something in the house worth keeping for the museum or for the town before the
structure was demolished. He added that it was a small house and so did not seem like
there would be much to incorporate into a new structure. He thought the 60-day stay
was fine.
Chuck Thomas, Haley, and Fahey concurred.
Chuck Thomas moved to place a 60-day stay on 1028 Rex Street. Dickinson seconded.
