2. <br />The relationship of the <br />building as a potential <br />contributing structure to <br />a potential historical <br />district per the criteria <br />set forth in this chapter; <br />The house is not located in any potential historic <br />districts. <br />Staff finds the property does not meet this <br />criteria. <br />3. <br />The reasonable <br />condition of the <br />building*; and <br />The applicant did not provide any information <br />regarding the condition of the property. From the <br />exterior, the structure appears to be in good <br />condition. <br />Staff finds the property meets the criteria for <br />reasonable building condition. <br />4. <br />The reasonable <br />projected cost of <br />restoration or repair. * <br />The applicant did not provide any cost estimates for <br />restoration or repair. <br />Staff is unable to reach a finding on this criteria <br />due to a lack of information. <br />* In considering the condition of the building and the projected cost of restoration <br />or repair as set forth in subsections H.3 and H.4, above, the commission may not <br />consider deterioration caused by unreasonable neglect. <br />RECOMMENDATION: <br />LMC Sec. 15.36.200 notes that the purpose of demolition review is to: <br />1. Prevent loss of buildings that may have historic and architectural significance; <br />and <br />2. Provide the time necessary to initiate designation as an individual landmark or to <br />consider alternatives for the building. <br />Staff finds that the property has a [Unique, exceptional, high level of....?] architectural <br />significance as described above and finds that the property is eligible and desirable for <br />landmarking. However, staff has had the necessary time to review available incentives <br />and explain the benefits of landmarking with the applicant and does not believe <br />additional time will result in the possibility of landmarking.
