The property at 709 Walnut is 36'-6" feet wide and 130'-0" feet deep. The Old Town Overlay <br />requires a 5-foot side setback for principal structures, resulting in a 26'-6" wide area for the <br />structure. The Old Town Overlay allows access to garages from the front property line when <br />the lot is not served by an alley and is not a corner lot. The Old Town Overlay allows a <br />minimum front setback of 20-feet, and a maximum front setback of 25-feet. So, while the lot <br />is deep enough to allow the parking to be accommodated outside of a garage within the front <br />yard, the applicant would prefer that the front yard not be reduced in area by providing these <br />two spaces on a driveway. The Old Town Overlay also requires that a garage be set back <br />at least 20 feet from the front of the home. The property has two twenty -foot parallel on - <br />street parking spaces in the right-of-way in front of the home. Depending on exact <br />placement of the driveway, these spaces would likely be lost in order to provide driveway <br />access to the property. <br />3 <br />
