JUL 2 5 2006 <br /> Zoning Variance Request 7/24 8 PLANNING <br /> For a 4/12 roof pitch instead of a 6/12 <br /> Demolish second floor and replace with attic rooms,decreasing the squar footage 300sq.Ft. <br /> Criteria <br /> 1-Lot width of 37.5', 11/2 lots previously subdivided in the mid 30's <br /> Existing house is overbuilt for property,wish to reduce the overall appearance of the <br /> structure on the lot. Existing roof pitch- '/2 of house is 5/12, 'h is 4/12 <br /> 2-43%of homes in a 500'radius are 4/12 or low pitched(below 6/12)roofs .My goal to <br /> maintain the old town look and not loose it to towering homes on small lots. <br /> 3-The existing roof framing is 2"x4"s on 2'centers.New framing material will raise the <br /> height of the roof excessively with a 6/12 pitch in regards to structure visibility or lot presence. <br /> 4-The existing house is hot in worm weather,no air circulation. T J I's with a 4/12 roof pitch <br /> will allow ample space for an open ceiling,insulation,high placed operable skylights and ceiling <br /> fans. As well as the centrally located staircase should act as a chimney drawing air through the <br /> house. <br /> 5-The improved house style will be an Art's and Craft's Airplane bungalow- 1900 to 1930's <br /> period.The existing structure was built in the 30's. The airplane bungalow style had a low <br /> pitched roof with a small attic room perched above i.e.the cock pit of a plain over it's wing. <br /> 6-The 4/12 roof pitch will allow the house to maintain a low front profile(approximately the <br /> same height as present)with new framing. All still well below the max height with 14.5'at the <br /> front gable and 20'9" +-at the apex. The existing house has 1775 sq. ft.,after the rebuilding it <br /> will have 1473 sq. ft.and look as if it belongs in an old town.
