� I <br /> CITY OF LOUISVILLE <br /> BOARD OF ADJUSTMENT <br /> STAFF REPORT <br /> August 20, 2008 <br /> APPLICANT: Douglas Chestnut <br /> 2073 Eisenhower Drive <br /> Louisville, CO 80027 <br /> OWNER: Same as above <br /> PLANNER: Sean McCartney,Principal Planner <br /> LOCATION: 1301 Empire Road;west of the City of Louisville Wastewater Plant. <br /> LEGAL DESCRIPTION: <br /> Lot 2, Block 1, Empire Road Subdivision. <br /> ZONING: Industrial(I) <br /> REQUEST: Case#08-017-FL Approval of a Floodplain Development Permit to <br /> authorize development of a storage facility on a property zoned Industnal <br /> (I) and located at 1301 Empire Road. <br /> BACKGROUND: <br /> The applicant/owner, Douglas Chestnut, is requesting approval of a floodplain development <br /> permit to allow for the construction of a storage facility for the property located at 1301 Empire <br /> Road. The property is located on the north side of Empire Road,to the west of the City of <br /> Louisville Wastewater Plant. The property is currently vacant. <br /> If the Flood Plain Permit is approved, the applicant will be submitting for a Planned Unit <br /> Development(PUD) for the development of an indoor storage facility. The bulk of the storage <br /> will be located within enclosed structures that are then located within 20 foot high walls. From <br /> the outside, this building will appear to look as though it is a warehouse with 20' high walls. <br /> Outside of this walled area there will not be any additional storage on the property. <br /> PROPOSAL: <br /> According to the October 4, 2002 Flood Insurance Rate Map (FIRM), the property in question is <br /> located within Zone"A" , which is classified as the 100 year floodplain. Therefore, the applicant <br /> is required to apply for and receive a flood development permit prior to proceeding with the <br /> 1 <br />
