E C DUE March 10, 2008
Creel E. Kerss -11 MAR 1 7 2008 J
P.O. Box 1117
Longmont, CO 80502 PLANNING
RE: Zoning Variance for Lots 15, 16, and 17, Block 4 and 10 ft of vacated alley,
Johnson's First Addition.
Dear Board of Adjustment:
I own the property at 105 Roosevelt, which consists of 3/30' and 1/10' vacated alley X
150 Deep Lots. This parcel is located in the old town overlay zoning district (OTO) and
is zoned"RL-Residential Low Density".
The residence on the property, a ranch style home built in 1953, is located on lots 17&
16 of the parcel. The house is well maintained and I plan to keep and upgrade it.
I am requesting a variance from current OTO regulations to re-plat these 3/30' and
1/10'w x 150' deep lots into two lots, 1 approximately 58' w x 150'deep and a second
42' w x 150' deep. The current dwelling will remain on the 58' w lot. Many of the
homes in this area are built on similar lot sizes, so 2 homes on the requestor's lot sizes
would not be out of character with the neighborhood.
Thank you for considering this proposal.
Sincerely,
Creel E. Kerss
