That there are unique physical characteristics or conditions such <br /> as irregularity, narrowness or shallowness of let, or exception <br /> topographical or other physical conditions peculiar to the affected <br /> property. <br /> The current lot size at 105 Roosevelt (100'w X 150'deep — 15,000 sq. ft.) is too <br /> large to fit the intent of the Old Town overlay Zoning District (OTO). Existing <br /> lot size would allow a large home of 5300 +,21+ basement, less garages, which <br /> would be out of character with the neighborhood and the OTO. <br /> By Re-platting this lot to 2 smaller lots, 58' x 150' deep (with existing residence) <br /> and a second of 42' x 150', it would allow construction of 2 more modest size <br /> homes, more in keeping with the neighborhood. <br /> 2. That the unusual circumstances or conditions do not exist <br /> throughout the neighborhood or district in which the property is <br /> located <br /> To build to the full capacity of this oversized lot would require a large home <br /> which would be out of character with the neighborhood and OTO. <br /> 3. That because of such physical circumstances or conditions, the <br /> property cannot be reasonable developed in conformity with the <br /> provisions of this title (Louisville Zoning Code): <br /> The current new residence size in the OTO is usually less than 3000 sq. ft. This <br /> cannot be done on the current oversized lot to utilize the lots full capacity. The <br /> lots created would still be of ample size—6300 sq. ft. and 8700 sq. ft. and be more <br /> in keeping with the OTO. <br /> 4. That such unnecessary hardship has not been created by the <br /> applicant: <br /> The hardship is created by the large size of the lot. The waste of natural resources <br /> to maintain this parcel creates a hardship. By re-platting the lot to more normal <br /> sizes, with 2 modest homes and smaller yards is a better use of the property. <br />
