and the community "feel" of the area proximal to the property, all support the <br />existence of a small, independent school. <br />With regard to storm drainage facilities, sewage and water facilities, grades and dust <br />control, we have assessed and determined that such factors are normal and adequate. <br />4. When considering this property we took into account the proximity to externally <br />beneficial facilities and factors, such as the nearby park, library, skating rink, eating <br />establishments, medical -care facilities and school zone. The fact that our property is <br />actually in a school zone, further promoting a safe and functional environment for our <br />families, was additional confirmation that this property would be highly appropriate for <br />our proposed use and conducive to the growth of our school community. <br />We have taken into consideration factors such as traffic and congestion and are <br />confident that the small size of the school (we won't usually have more than 21 <br />children at a time, several of whom are siblings, and have a maximum of 28 at at <br />time.) will ensure that movement of traffic is not adversely affected. Please see our <br />planning letter for an explanation of our parking and drop-off arrangement. <br />The sign we eventually plan to erect on the property will first be approved by the city, <br />in accordance with all laws and with a mind towards safety and aesthetic sensibility. <br />As a school community, our property will only add to the beauty and community -feel <br />of the area. Already we have families taking turns watering and tending to the <br />landscaping, which bears testimony to the fact that this school is already loved and <br />cared for by many. <br />5. The sidewalk directly in front of the property will ensure pedestrian safety during drop- <br />off and pick-up times at the school. <br />
