LOUISVILLE PLANNING COMMISSION <br />STAFF REPORT <br />September 11, 2008 <br />ITEM: <br />PLANNER: <br />APPLICANT: <br />OWNER: <br />EXISTING ZONING: <br />LOCATION: <br />LEGAL DESCRIPTION: <br />TOTAL SITE AREA: <br />REQUEST: <br />Case #08-016-FS, A re -plat of Block 10, of the North End <br />Subdivision, to allow a relocation of the existing utility and access <br />easements. <br />Sean McCartney, Principal Planner <br />Markel Homes Construction Company <br />Represented by Chad Kipfer of Markel Homes <br />5723 Arapahoe Avenue, #2B <br />Boulder, CO 80303 <br />Ridgeline Development Corporation <br />5723 Arapahoe Avenue, #2B <br />Boulder, CO 80303 <br />Planned Community Zoned District Commercial and Residential <br />(PCZD-C-R). <br />The subject parcel is located on the southwest corner of Snowberry <br />Lane and Hecla Drive in the North End Development. <br />Block 10, North End Subdivision <br />The total site is 5.6 acres (242,836 square feet) <br />Approval of Resolution No. 16, Series 2008, recommending a re - <br />plat of Block 10, of the North End Subdivision, to allow a <br />relocation of the existing utility and access easements. <br />BACKGROUND: <br />The applicant / owner, North End Properties LLC, submitted final documents in July of 2006 <br />initiating a land use request for an Amendment to a General Development Plan, a Final <br />Subdivision Plat and a Final PUD Development Plan. The entire development consists of 73 <br />acres which includes a total of 350 residential units and 65,650 square foot of commercial retail. <br />The North End Development was reviewed and approved by City Council on December 5, 2006. <br />Block 10 was part of the Final Subdivision Plat, and is to be developed as multi -family <br />residential. <br />
