SUMMARY: <br />The applicant requests a variance from the Residential -Low zone district standards to allow <br />reconstruction of an existing nonconforming front porch, and an addition that connects the <br />existing home and detached garage. <br />1. Front Setback of 18'-9" where 25'-0" is requried; <br />2. Rear Setback of 7'-0" where 25'-0" is required; <br />3. Side Setback of 5'-2" where 7'-0" is required; <br />4. Lot Coverage of 40% where a maximum of 30% is allowed. <br />BACKGROUND: <br />The 7,350 sf property is located in the Bella Vista subdivision, platted in 1957. The home <br />was constructed in 1963. Staff was not able to verify the date of construction for the <br />detached garage, but it appears in aerial imagery as far back as 2002. The existing home <br />and porch are 981 sf and the detached garage is 730 sf, resulting in a lot coverage of 23.3%. <br />The front porch is non -conforming with respect to the front setback at 18'-9".
