Market Analysis <br />Staff requested from the applicant a market study to help understand if the land use <br />proposal and anticipated build out scenarios are market supported. The provided <br />market study evaluates market and demographic trends and estimates market potential <br />and capture for each major land use type over a 20 year period (Attachment No.2, (3g)). <br />The study estimates that at full build out, the project could generate up to 8,440 jobs. <br />The study notes that the current employment estimate for Louisville in 2017 was 14,515 <br />jobs. Staff also requested that the housing demand from the increased employment be <br />discussed in the report. The trail network <br />includes connection of the Rock Creek regional trail and a conceptual "Downtown <br />Connector Trial" along the Goodhue Ditch alignment. <br />The application materials include a Traffic and Mobility Study that evaluates traffic and <br />safety conditions and recommends roadway improvements for each phase of <br />development (Attachment No. 2, (3a)).
