Planning Commission <br />Meeting Minutes <br />September 11, 2014 <br />Page 3 of 9 <br />Staff Recommendations: <br />Staff recommends approval of Resolution No. 17, Series 2014, recommending approval of a <br />final planned unit development (PUD) and special review use (SRU) to allow a 560 SF office <br />addition and two new residential units at 927 Main Street. <br />Commission Questions of Staff.- <br />Pritchard states there are four emails regarding this application. Motion made by Tengler to <br />accept emails into record, seconded by Brauneis, passed by voice vote. <br />No questions for Staff from Commission. <br />Applicant Presentation: <br />Applicant and Representative: DAJ Architects (Andy Johnson), 922-A Main Street, Louisville, <br />CO <br />• Applicant states this project has a long history in Louisville. The project was approved <br />for Landmarking by HPC and approved for grant funding for restoration of front of <br />existing commercial building as well as addition of commercial space in back. Project <br />reviewed by HPC and has full support of entire Board. <br />• Building in restored state will have a more social and appealing presence. The store <br />front will be opened up with restored windows, trim, cornice, etc. <br />• Project has not been frequently seen in Downtown, especially in a new form. <br />• Commercial building will be kept to one story but roof line changed to accommodate an <br />outside roof deck space for residential units, only accessible by the residents. <br />• Residential building is pushed back to rear of lot so it has little presence on Main Street, <br />but is "hidden". <br />• Site plan is similar to neighboring property that has approved PUD. Scale, size, and <br />footprint are very similar. <br />• Site plan shows a courtyard between the commercial and residential buildings, trying to <br />create as much green and soft boundaries to neighboring properties as well as privacy. <br />• Commercial building square footage will increase to approximately 1100 SF, comparable <br />to majority of businesses in Old Town. Applicant is considering a full basement to <br />address storage issues. <br />Commission Questions of Applicant: <br />No questions for Applicant. <br />Public Comment: <br />None. <br />Summary and request by Staff and Applicant: <br />Staff recommends approval of Resolution No. 17, Series 2014, recommending approval of a <br />final planned unit development (PUD) and special review use (SRU) to allow a 560 SF office <br />addition and two new residential units at 927 Main Street. <br />Closed Public Hearing and discussion by Commission: <br />Brauneis is in support of project and is encouraged to see free market supporting historic <br />preservation. <br />Tengler is in support. <br />Rice is in support and thinks this is suitable for this area. <br />Russell is in support and appreciates improvement to store front. <br />O'Connell is in support. <br />Pritchard is in support and pleased with architectural design. Pritchard's only concern is use of <br />alley on a commercial grade. City will address alley regarding maintenance. <br />
