Planning Commission <br />Meeting Minutes <br />October 9, 2014 <br />Page 5 of 14 <br />Public Comment: <br />None. <br />Summary and request by Staff and Applicant: <br />Staff recommends Planning Commission approve Resolution No.20, Series 2014. <br />1. The applicant shall continue to work with the Historical Commission to ensure the <br />information shown on the interpretive sign is sufficient for interpretive purposes. <br />2. If Planning Commission and City Council approve the floor area waiver, staff <br />recommends the deed restriction be expanded to prohibit any second floor construction <br />on detached accessory structures, including garages. <br />3. The applicant shall include a note on the PUD which states "Hutchinson Corner LLC <br />shall pay for an archeological survey and excavation monitoring of the Acme Mine <br />Shaft." <br />Closed Public Hearing and discussion by Commission: <br />Brauneis says it is a good and suitable project for the space. He feels it may push density a <br />little but it is appropriate for the area. <br />Moline says the waivers seem reasonable. <br />Rice says it appears there was a lot of "give and take" between Staff and the applicant which is <br />great. It looks like a good compromise. <br />Russell says it looks like a good project. <br />Pritchard says he is in support and has no issue with granting the waivers. <br />Motion made by Russell to approve Hutchinson (Nest Builders): Resolution No. 20, Series 2014, <br />recommending approval of a final Plat and planned unit development (PUD) to develop vacant <br />land with 6 single family lots at the southwest corner of Hutchinson Street and Roosevelt <br />Avenue with the conditions as noted. Second by Moline.
