Planning Commission <br />Meeting Minutes <br />July 9, 2015 <br />Page 7 of 17 <br />large building which would be one of the largest buildings in the northwest part of the <br />metropolitan area. Or, we can subdivide it into three lots and create a street right-of-way in the <br />middle and we would build what we typically been doing in CTC in the 100,000 to 150,000 sf <br />type structure. In all of the instances, Tract A stays as it would exist under this layout in the <br />preliminary plat for water quality and detention. We are fully aware of the obligations this <br />property has both as part of the annexation and the zoning efforts that the Hoyle Family and Mr. <br />Lopez were successful in obtaining over the last few years. We will also have this property <br />annexed into the metropolitan district as it relates to services and obligations. In the future as <br />part of the development, we will complete the widening of Dillon Road on the north side to <br />connect Pierce and CTC Blvd. We are fully prepared to install a traffic signal at the main <br />entrance into the 33 acre parcel. <br />Commission Questions of Applicant: <br />Russell says this is described as a supplemental area to the CTC. What does that mean? <br />Vasbinder says we are running out of land. This property will be subject both to industrial <br />guidelines of the City and the covenants and controls of CTC and our association there. <br />Rice says what you are envisioning is you are going to integrate this into the CTC. <br />Vasbinder says it is going to be similar but separate. It will not have a direct connection from <br />the 33 acres into the CTC per se. We are calling this Louisville Corporate Campus at CTC. We <br />have been blessed with a substantial amount of activity at CTC over the recent past. The last <br />three buildings we have completed have leased before we had them under roof. We have <br />another building under construction at 1960 Cherry. We have a letter of intent for that building. <br />We have just submitted for PUD at CTC called 2000 Taylor which has a large stockpile of fill dirt <br />there currently. We have interest in that 122,000 sf building. There is a very good group of <br />tenants and companies with great backgrounds in manufacturing and different types of <br />businesses with great employees that have found Louisville to be a positive place to "drive a <br />stake". We want to continue that activity with this 33 acre piece. <br />Public Comment: <br />None. <br />Summary and request by Staff and Applicant: <br />Staff recommends approval. <br />Closed Public Hearing and discussion by Commission: <br />Brauneis says there are historical issues related to the property. It will not be discussed tonight <br />but it is something to be aware of. <br />Russell says I have an issue with the expanding nature of that development which is <br />phenomenal and the consumption of agricultural. I do think down the road it will be interesting <br />to have a discussion about 500,000 sf of manufacturing out there, what is the impact on <br />transportation infrastructure? It will be significant. This is independent of whatever arrangements <br />and access we have made for CTC. I am supportive of this and I think it is a great project. I <br />think this group does great work. It is important for the community and we will need to be <br />mindful in the future. <br />Pritchard says this is something Staff has been working on with the various authorities. That <br />conversation will continue to progress especially with the development and popularity of the <br />CTC. <br />Motion made by Russell to approve Resolution No. 22, Series 2015, seconded by Moline. Roll <br />call vote. <br />
