To overcome that, <br />we have decided to go with a very unique form, something that is striking; something that is very <br />identifiable particularly at the entry. There are two types of siding. They are both steel siding, <br />one is a corrugated steel siding which is the lighter gray material. The other is more of a flat <br />metal panel with vertical seams. Playing with those in the areas we can actually open up, and <br />articulating at the areas that make the most difference, have allowed us to provide the detail <br />where we need it and not focus on it where we don't, particularly on the east and west sides. <br />From the parking lot view and all around the Brew Pub, there are a lot of architectural features. <br />We think there is architectural interest to the buildings. They are contemporary in nature and <br />that was intentional in trying to be a little more about the form rather than adding an applied <br />decoration to the building. The site plan has two entrances, one is from Dogwood and one is <br />from Cherry. We were specific about where we wanted pedestrian and bike traffic to come <br />from. Dogwood is what we anticipate the main way in from bike and most likely from a car. We <br />have requested Cherry Street addresses; however, I think Dogwood is going to become the <br />prevalent way in. We have a sidewalk along here that provides access into the gym, and then a <br />crosswalk that provides access into the Brew Pub. It is difficult to say what kind of foot traffic we <br />are going to have at the CTC. This is really unprecedented because there are sidewalks there <br />currently that are largely unused. I do think bike traffic is an important part of the project. I think <br />car traffic is obviously an important part of the project. The sidewalk here will be the main way in <br />for pedestrian. We anticipate bikes to use the streets and vehicle access. The proposed <br />sidewalk on Dogwood, after discussion with Planning, could possibly connect to the outdoor <br />seating for the Brew Pub. I think the options Staff showed in her presentation seem very <br />reasonable. The Brew Pub and the gym are being developed by two different owners under the <br />same PUD so we have a little more flexibility in exploring options with the sidewalk. The <br />sidewalks along this side of the street and this one in particular as a connector to the sidewalk <br />across Cherry generally feel like a bit of wasted effort. We don't know exactly how much they <br />are going to get used. We do want to support that way of getting onto this property; walking and <br />biking are important aspects. The area along the west side is where we propose for signage. <br />This is the elevation that faces west. This is the perspective of that corner of the building. These <br />are the proposed ideas we have in terms of branding the building with the climbing gym <br />business. We see it more as part of the architecture rather than signage. At this time, it is <br />probably a moot point if the association is not behind it. That is brand new information for me. I <br />do want to mention that I think is incredibly short-sighted given the dynamic nature of the <br />architecture and the businesses going in. We want to support the entire business association <br />but we are willing to let it go. In terms of energy efficiency, this is something that we have <br />discussed. We are obviously going to be meeting the IECC 20012 which has a more rigid <br />requirement for commercial buildings than the previous predecessors to it. Our plans around <br />the building itself is to have natural daylight in clear story windows in the main climbing area. <br />The goal is that it will be naturally lit during the day. The light requirements will be significantly <br />reduced. We do have a lot of south -facing windows that open into the gym area, again trying to <br />reduce our lighting requirements. We have a very nice south -facing roof. The building was <br />intentionally designed so it can handle a substantial amount of solar PV and it will be <br />engineered in order to take that load, both the gravity loads as well as the wind uplift loads. In <br />terms of the landscaping, the intention is to keep it as low water as possible. This is a seeded <br />landscape, it is not a sodded landscape, it is not a bluegrass landscape. It is intended to be <br />rougher and not manicured. We intend to keep the existing trees here along Cherry. There are <br />a couple trees dotted along Dogwood. They are part of the calculations. Our intention is to be at <br />our minimum for our trees. We anticipated some of these needing to be examined and <br />removed; however, the City Forester did not identify any of them needing to be removed. We <br />intend to keep those and we will look at modifying that side of the plan site slightly. Overall, we <br />are meeting all of the requirements and everything is as low water as possible. <br />Commission Questions of Applicant: <br />
