Planning Commission
Meeting Minutes
October 8, 2015
Kevin Coates, Dill Dill Carr Stonbraker & Hutchings, PC, 455 Sherman Street, Suite 300,
Denver, CO 80203
Edward Braly, Cinebarre, 1671 E 16711 Avenue, Thornton, CO 80602
My presentation would repeat the Staff presentation. The location of the sign will be 300' from
the highway. The current sign is not visible and this is the issue. In terms of comments made
about existing signage that is larger than 2', it is not just Home Depot but Lowes too. These
facilities are obviously very close to the highway. There are no residences between the highway
and the facility. The new sign would not face any residential area but would face the highway.
From our standpoint, we want to have more visibility from the highway so people will know
where they're going, see the sign, and understand where we are located.
Commission Questions of Applicant:
Brauneis asks about the night time view provided. How do the letters turn from black to white?
Joe Landon, BSC Sign Company, 7245 W 116th Place, Broomfield, CO 80020
The letters changing from black to white is a special type of graphics that we apply to the faces
of the signs. During the day, the letters are black and at night, the letters turn white. There are
perforated holes in the material that let light through at night. It is a graphic film that goes over
the acrylic letters.
Public Comment:
None.
Summary and request by Staff and Applicant:
Staff recommends Planning Commission move to approve Cinebarre PUD Amendment -Sign:
Resolution 29, Series 2015: A resolution recommending approval of an amendment to a
planned unit development (PUD) to allow a 160 SF, 6.25 foot tall sign at Lot 5, Colony Square.
Closed Public Hearing and discussion by Commission:
Moline in support. I agree with Commissioner Rice that signage seems to be something we see
often on PC. For this particular project, I am in support. When you look at the existing sign and
the proposed sign, given that there is so much wall space, I think the new sign will be an
esthetic enhancement to the area.
Brauneis in support. I remain concerned about light pollution impacting homes across the
highway. The sign will be visible. It won't be direct beam illumination into their homes. The sign
will be visible pretty far away which is the goal at 65 mph.
Rice in support. It seems like an eminently reasonable request.
Pritchard in support.
Motion made by Brauneis to approve Resolution No. 29, Series 2015, seconded by Moline.
Roll call vote.
Name
Vote
Chris Pritchard
Yes
Jeff Moline
Yes
Ann O'Connell
n/a
Cary Ten ler
n/a
Steve Brauneis
Yes
Scott Russell
n/a
Tom Rice
Yes
I
Motion passed/failed:
Pass
Motion passes 4-0.
