Planning Commission <br />Meeting Minutes <br />October 8, 2015 <br />Page 5 of 23 <br />SIGNS <br />• IDDSG allows one freestanding sign for each access. Applicant requests one <br />monument sign located along Dillon Road. <br />• Waiver requested for wall signs. IDDSG allows 15 SF maximum wall signs, not to <br />total more than 80 SF. Applicant is proposing one 35 SF sign. <br />Staff Recommendations: <br />Staff recommends Planning Commission move to approve Dillon Storage Final Plat and PUD, <br />Resolution 30, Series 2015: A resolution recommending approval of a final plat and planned <br />unit development (PUD) to allow for a new 76,250 SF storage facility with a 1,196 SF office. <br />Resolution 30, Series 2015, with the following conditions: <br />1. The applicant shall construct an eight foot sidewalk along Dillon Road. <br />2. The applicant must comply with the August 25, 2015 Public Works memo prior to <br />recordation. <br />Commission Questions of Staff. - <br />Moline asks about the impervious calculation. I am struggling with the 25% that is pervious. <br />McCartney says the architect is present who can explain further how they achieved the 74.6% <br />impervious area. In the IDDSG, sidewalks and plazas are allowed in the 25%. <br />Rice asks does this project contain a residence? <br />McCartney says the applicant asked for it but there is nothing in the Industrial Code or Industrial <br />Land Use Code that allows it. Staff told the applicant they could not have a housing component. <br />Pritchard says there is a storage facility on 95th that has housing. What was the underlying <br />zoning on that? <br />McCartney says the zoning was Industrial; however, that was a while ago. I cannot explain how <br />that happened, but our current code does not allow for residential in Industrial. <br />Brauneis asks about the impervious issue. The language in the Staff report says "the maximum <br />building and impervious surface coverage". Building plus impervious. Does it include all the <br />driveways and sidewalks? <br />McCartney says yes, the total building area, parking, and the drive aisles. The plazas and <br />sidewalks are permitted to be in the 25% pervious area. <br />Russ says there may be an error on the slide. It should say "built" area. <br />Applicant Presentation: <br />Brad Bonnet, Allred and Associates, 580 Burbank Street, Suite 125, Broomfield, CO 80020 <br />Dom Kickbush, 10880 Leroy Drive, Northglenn, CO 80233 <br />Applicant has nothing to add. Staff has been extremely helpful in presenting the information. <br />Staff has streamlined in getting us to this state. We appreciate all the work they have provided <br />as well as the Fire Marshall. The owner, Dom Kickbush, and his wife are present. <br />Commission Questions of Applicant: <br />Rice asks about the two conditions from Staff, the sidewalk and the Public Works memo. Do <br />you accept those? <br />Bonnet says absolutely. We have already resolved the 8 foot sidewalk, and our Civil Engineer <br />has made contact and is working with Public Works to resolve the memo. <br />Brauneis says I am impressed with the choice of landscape material. Much of it is very xeric <br />and won't need any water. It looks like there is bluegrass in the plan. Are there any City <br />requirements that necessitate the use of bluegrass? The landscape looks like a great example <br />
