Planning Commission <br />Meeting Minutes <br />November 12, 2015 <br />Page 2 of 41 <br />Final Plat to December 10, 2015 Planning Commission (PC) meeting, seconded by Brauneis. <br />Motion passed by voice vote. <br />Regular Business: <br />Regular Business — Public Hearing Items <br />➢ The Allen Company PUD Extension: Resolution 34, Series 2015. A resolution <br />recommending the reinstatement of a final Planned Unit Development (PUD) which <br />expired on September 6, 2014. The PUD is for the development of 19.73 acres with two <br />(2) building (313,290 sf of building area). <br />• Applicant/Representative: Robert Van Pelt (RVP Architects) <br />• Owner: The Allen Company <br />• Case Manager: Scott Robinson, Planner II <br />Conflict of Interest and Disclosure: <br />None. <br />Public Notice Certification: <br />Posted in City Hall, Public Library, Recreation Center, and the Courts and Police Building, <br />mailed to surrounding property owners on October 23, 2015. Posted on Property on October <br />23, 2015. Published in the Boulder Daily Camera on October 25, 2015. <br />Staff Report of Facts and Issues: <br />Robinson presented from Power Point: <br />• When planning developments are approved, the property owner has three years to pull a <br />building permit for the PUD. If they don't, they must apply for an extension or the PUD <br />expires. This PUD expired on September 6, 2014, so the property is asking to reinstate <br />the existing PUD. <br />• Property located in Colorado Technology Center (CTC) north of the new City Services <br />facility between 104th Street and CTC Blvd, south of Boxelder Street. <br />• Total acreage is 19.73 acres and zoned Industrial (1), and governed by the IDDSG. <br />• The Allen Company is a manufacturer and distributor of soft goods serving outdoor <br />enthusiasts and sportsmen. They are currently located In Broomfield and have 135 <br />employees. <br />• Same proposal approved four years ago. When reviewed currently, Public Works had <br />items they wanted added to the plat. <br />Staff Recommendations: <br />Staff recommends Planning Commission move to approve The Allen Company PUD Extension: <br />Resolution No. 34, Series 2015 - A resolution recommending the reinstatement of a final <br />planned unit development (PUD) plan which expired in September 6, 2014. The PUD is for the <br />development of 19.73 acres with two (2) buildings (313,290 SF of building area), with the <br />following condition: <br />1. The applicant shall comply with the November 4, 2015 Public Works memo prior to <br />recordation. <br />Russ states the note is placed in the resolution because plats are not recorded until the <br />accepted public improvements and development agreement are signed. When the applicant <br />goes through the public improvements, there are sometimes slight modifications to easements <br />as final construction plans come in for the public improvements. PC will see these memos from <br />Public Works on all applications so that the plat can be modified to match the public <br />improvements. <br />Commission Questions of Staff.- <br />
