A <br />resolution recommending approval of an amendment to the final Planned Unit Development <br />(PUD) plan for Lots 2A & 3A, Block 4, Business Center at CTC to construct a 6,267 SF addition. <br />Closed Public Hearing and discussion by Commission: <br />Hsu in support. I thank Robinson for answering my question about the IDDSG. Given that there <br />are no waivers, this seems like an easy decision. Moline in support. Brauneis in support and <br />encouraged to see a local business growing. O'Connell in support. Rice in support. Seems like <br />an eminently reasonable use for this property and it complies with all our codes. Pritchard in <br />support. <br />Motion made by Brauneis to approve 197 S 104th PUD Amendment, Resolution 21, Series <br />2016. Posted in City Hall, Public <br />Library, Recreation Center, and the Courts and Police Building, and mailed to surrounding <br />property owners on September 23, 2016. <br />Staff Report of Facts and Issues: <br />Robinson presented from Power Point: <br />• Located in North End, Phase 2, at the corner of Hecla Way and Sweet Clover Lane <br />• Property zone Planned Community Zone District - Residential (PCZD-R) <br />• PUD for Blocks 12 & 15 approved in 2014 <br />• Approved plan has 6-plex townhomes <br />• Complies with North End GDP standards <br />• Moved south 5 feet to provide solar access <br />• Provide better solar access to the property to the north which has invested in solar <br />panels. The property owner is concerned that changes to this building will negatively <br />affect their ability to get sunlight on the panels. <br />• New front design below. It is taller but complies with maximum height allowed in North <br />End. It moves from the front gable roof to a side gable with butterfly wings on each end. <br />It is a similar design to the other North End development to the east. <br />
