From a planning perspective, this seems consistent with storage and <br />parking spaces. The concerns of my fellow commissioners are about what happens if the uses <br />change. I think that is a code enforcement situation which we are not equipped to handle. There <br />are ways the City and other interested parties can handle them. The fact that the storage units <br />have no water limits their use. The parking is also limiting. There are a lot of self-limiting <br />systems. <br />O'Connell says I am in support. I share the concerns. I hear there are enough regulations <br />between the owners association and the City and code enforcement to support this. <br />Motion made by Rice to approve Urban Barnz — 745 Pierce, Resolution 16, Series 2017. A <br />resolution recommending approval of a request for a final Planned Unit Development to allow <br />the construction of three buildings containing a total of 36,600 square feet with 32 condominium <br />storage units and a clubhouse for property at 745 S. Pierce Avenue, Lot 2, Block 1, Colorado <br />Technological Center, with three conditions, <br />1. The applicant shall comply with the Public Works memo dated June 28, 2017 prior to the <br />public hearing before City Council. <br />2. The applicant shall provide at least three different tree species along the north property <br />line prior to the public hearing before City Council. <br />3. The applicant shall provide written authorization from the property owner to the north to <br />allow an easement for the proposed storm sewer prior to the public hearing before City <br />Council. <br />seconded by Moline.
