Planning Commission
Meeting Minutes
application for the building. She added that the building was approved with a PUD that
authorized the height. She added that Commissioner Howe had asked how the application
related to the November 2017 vote on broadband internet, and that staff did not find that the
broadband vote and the wireless facilities were related.
Williams stated that she was happy to see that the addition did not cover more than 50% of the
roof, which would make the building look taller than it was. She asked about the materials for
the screen and excessive wind issues in the area.
Ritchie responded that it was a high -wind area, but did not know about the building in particular
and that the applicant could answer that question.
Williams added that future applications should include the proposed materials.
Brauneis asked for more questions of staff. Seeing none, he invited the applicant to speak.
John Dahl, Sure -Site LLC, 10617 West 31St Place, Lakewood CO and Rich Laird, 1699 Green
Valley Ranch Blvd in Denver thanked the Commission for hearing them and offered to answer
questions.
Brauneis asked about the material and wind load.
Laird stated that the wind load on the building would only increase by about 5%, which was
within standards for increase in wind load. His firm will design the screen to withstand the
increase.
Williams clarified that the building had not experienced and did not expect to experience any
problems with winds.
Laird stated that they had not had problems and that wind had been up to 90-110 mph in that
area.
Brauneis asked about the material.
Laird stated that the material would match what was already present. It would be a fiberglass
panel that would be painted to match what was already on the roof.
Williams asked if the fiberglass was inside the stucco.
Laird stated that the fiberglass was the stucco.
Williams asked if they were taking down the existing structure.
Laird stated that they would be building to match what was already on the roof.
Hoefner asked if Laird was representing SureSite and clarified that Laird was not the building
owner or the wireless provider.
Dahl clarified that he and Laird were consultants for the owner.
Hoefner asked if they would be doing the installation or if T-Mobile would be doing it.
Laird stated that T-Mobile would be doing the installation.
