Public Works requests a better definition with the <br />applicant of what maintenance involves. <br />o There is 15% public land dedication requirement. Previously, the land was <br />zoned commercial which requires 12% dedication. There is a 3% discrepancy <br />that the applicant would need to meet. The Parks Department has accepted a <br />suggestion of payment in lieu instead of land dedication. <br />Staff Recommendations: <br />Staff recommends approval of Lanterns Final PUD: Resolution No. 8, Series 2014 with <br />one condition. <br />Commission Questions of Staff. <br />Moline asks whether this development is part of Summit View or Takoda? <br />Robinson answers that it originally was part of Summit View subdivision, then re -platted <br />part of the Takoda subdivision, and now is being re -platted again. <br />Applicant Presentation: <br />Justin McClure, RMCS, Inc., 950 Spruce Street, Suite 2A, Louisville, CO. Also present <br />is David Wolner, RMCS, Inc. and David Gregg, Boulder Creek Builders, 712 Main <br />Street, Louisville, CO. <br />No formal presentation with one additional rendering. There has been essentially no <br />change between what was approved preliminarily and now for final. They are in support <br />of the one condition on the resolution; on sheet 8 of PUD, note 6, there is an annotation <br />to maintain the sidewalks to city standards. They will continue the discussion with the <br />Planning Department as well as Public Works. Submits material board, motion entered <br />by Rice, seconded by O'Connell, passed by voice vote. <br />Commission Questions of Applicant: <br />Moline asks about the Davidson Highline Ditch. This project will pipe it. What is the first <br />location this ditch gets to daylight? <br />McClure answers that at the extension of Kaylix, there is a temporary rip -rap condition <br />until Kaylix Avenue is extended over the ditch. <br />Moline asks about the ditch extending west. <br />McClure answers the ditch extending to the railroad tracks was piped during the Steel <br />Ranch improvements. <br />Moline asks about the trees associated with the ditch on City open space? <br />McClure answers the cottonwoods associated with the easement are at the discretion of <br />the ditch company. Typically, the decision to pipe the ditch is synonymous with <br />elimination of the trees. <br />Public Comment: <br />None. <br />Summary and request by Staff and Applicant: <br />Staff states this complies with the GDP and applicable guidelines and recommends <br />approval. <br />Closed Public Hearing and discussion by Commission: <br />Rice is in favor. <br />O'Connell is in support with the suggested condition. <br />
