Posted in City Hall, Public Library, <br />Recreation Center, and the Courts and Police Building and mailed to surrounding property <br />owners and property posted on October 21, 2016. <br />Staff Report of Facts and Issues: <br />Dean presented from Power Point: <br />• Located in north Louisville <br />• Zoned PCZD-C <br />• 4.55 acres <br />• 38 Residential units <br />• 40,000 SF commercial <br />GENERAL DEVELOPMENT PLAN <br />• Originally approved in 2006 <br />• Maximum of 350 Residential Units. Density has been shifted via past GDP <br />Amendments. Planning Area 1 was originally intended for 65,500 square feet of <br />commercial use. With the first amendment to the GDP, they moved 12 residential units <br />from Planning Area 4 to Planning Area 1 with the intention to facilitate a more a mixed - <br />use development. Under the second amendment of the PUD, 9 residential units were <br />moved from Planning Area 2 to Planning Area 1 for a total of 21 residential units, now <br />being permitted in Planning Area 1. The boundaries of Planning Area 1 were also <br />modified under that amendment. <br />• Under this amendment, they propose to transfer 17 units from Planning Area 4 to <br />Planning Area 1 to allow for a total of 38 residential units and decrease the commercial <br />to 40,000 SF. The residential density will not exceed the 350 units that were allowed <br />under the original GDP. <br />• The GDP includes a note regarding the overall development concept of North End. <br />Since its inception, North End has been envisioned to be a mixed -use development. The <br />commercial uses are intended to be complementary to the existing commercial uses in <br />the area and serve the neighboring residential areas. <br />• The residential uses are intended to be a mix of attached and detached single and multi- <br />family units. The 38 units integrated closely with these commercial uses with a workable <br />pedestrian -friendly environment that does create the true mixed -use development. <br />
