Do you know the status of mineral estate or any conflicts we need to be <br />made aware? <br />Zuccaro says he is not aware of any conflicts. Through the review process though, the <br />applicant is required to provide that certification. <br />Moline says that in regards to Criteria C, it talks about changes in site conditions. Could <br />you elaborate more on that? <br />Zuccaro says that the comprehensive plan was originally written with the <br />ConocoPhillips project in mind. Some of the policies seem written for that project. He <br />mentions that he thinks the commissioners could find that a change to the <br />comprehensive plan is appropriate because a single type user is no longer interested in <br />the property and therefore, a mixed -use development scenario is more likely for this <br />area. <br />Brauneis states that regarding staff's recommendations for the GDP that would indicate <br />that improvements to the Highway 36 interchange could be required before later <br />portions of the development could proceed. <br />Zuccaro says that is correct. That is what staff is recommending. <br />Brauneis says that is a significant condition, correct? <br />Zuccaro says that is correct. <br />Closing Statement by Applicant. - <br />Geoff Baukol: <br />President of Brue Baukol Capital Partners <br />Baukol says that he wants to cover any questions or concerns mentioned from the last <br />meeting. He asks Jordan Swisher to go more in depth for their presentation. <br />Jordan Swisher: <br />Vice President of Brue Baukol Capital Partners <br />Swisher discusses the project's density and how the development's goal is not to over <br />develop this space. The downtown space will not be changed or affected by this <br />proposal. This development's proposal is at the lowest possible density for infrastructure <br />and public benefit. She reiterates other benefits that were discussed from the last <br />meeting and mentions that this development would take 10-20 years to be fully <br />developed. She then discusses their desire to protect the natural wildlife and the steps <br />put into place to do so. <br />She also addresses their sustainability efforts and the sustainability behind redeveloping <br />on an existing site rather than developing on new undeveloped land. They also plan on <br />re -using material. They will use the old StorageTek asphalt for roadway use and <br />reutilize the trees and existing ponds. <br />
