Revitalization Commission <br />Minutes <br />July 8, 2020 <br />Page 2 of 6 <br />Commissioner Gambale said people may not be comfortable yet. People are aware <br />but perhaps fearful. Commissioner Bradfield said the 45 minute time slots are <br />detrimental. He said the Recreation Board is not operating so Recreation Center is <br />also not getting public input. <br />Commissioner Adler said there is a new business in Village Square: Forks and Frioles. <br />She wants to let everyone know. <br />Business Matters of Commission: <br />• Discussion — Potential Applicant for Assistance, Preservation and <br />Redevelopment of 809 Main Street <br />Economic Vitality Director Megan Pierce and Planning Staff recently met with <br />Tebo Properties (owner) and DAJ Design about potential plans for preservation <br />and redevelopment of the property. The owner may wish to pursue historic <br />preservation funds as well as assistance from the LRC. Today's presentation is <br />a high level overview of the plan and does not constitute a formal application for <br />assistance. <br />Mr. Andy Johnson, DAJ Design, presented historical background of 809 Main, <br />which is on a block of 4 historic buildings. It is a small building, narrow site, and <br />difficult to work on. The entire building would need to be brought up to code as <br />well as made ADA accessible. Mr. Johnson reviewed two concept plans his firm <br />is working on with the client. He shared two significant challenges for the <br />property: including amount of preservation of the fagade and utility lines in the <br />alley. He noted the importance of balancing the history of the building and at <br />the same time making it part of the modern fabric of downtown with a viable <br />use. <br />Commissioner Gambale thanked Mr. Johnson for presentation and inquired <br />about the viability of a restaurant use in the new normal created by the <br />pandemic. Mr. Johnson thinks there will be less single tenant and more shared <br />space. They have discussed opening the fagade on Main St, and incorporating <br />multiple entries. Discussion are still in process. <br />Commissioner Adler appreciates seeing the evolution of the site. She inquired <br />about the amount of patio space between the two options presented by Mr. <br />Johnson. <br />Commissioner Bradfield asked about the potential project timeline. Mr. Johnson <br />said they will probably submit an application to historic preservation in August <br />Agenda Packet P. 4 <br />
